Mortgages in Fruitvale

Fruitvale's home for me. The Beaver Valley villages of Fruitvale and Montrose are quiet, family places a short drive from Trail.

Living here

What's it like?

Most homes in both villages are single-detached, and most households own rather than rent.

Bigger lots and acreages are common in the valley, which changes how lenders look at a property.

What I'd watch for

Buying in Fruitvale and Montrose: the details

  • Acreages

BC's property transfer tax exemptions only fully apply to the first 0.5 hectares. On bigger lots the exemption is prorated, so the tax bill can surprise people.

  • Wells and septic

If the home isn't on municipal water and sewer, plan for water testing and a septic inspection. Lenders and insurers can ask about both.

  • Commuting to Trail

If your income comes from Trail, nothing changes on the mortgage side. What matters is the job and the history behind it.

Questions

Asked about Fruitvale and Montrose

Do you only work with people in the Beaver Valley?

No. I live here, but I help people across the West Kootenays and anywhere in BC.

Can I get a mortgage on a manufactured home?

Often, yes, when it's on land you own and sits on a permanent foundation. Homes in a park on rented land are harder to finance, and fewer lenders do them.

I'm a first-time buyer. Where do I start?

With the numbers, not the listings. The affordability calculator gives you a ballpark, and the property transfer tax calculator shows whether the first-time buyer exemption could apply to you.

Fifteen minutes on the phone usually clears it up. No pressure.
