How it works

First call to keys.

Here's the whole thing, in order, with what I do and what you do at each step, laid out up front.
  1. Day one

    A 15-minute call

You tell me where you're at and what you want. I tell you what's realistic, what it costs, and what I'll need.

Your part: Pick a time that works. Bring questions, not paperwork.

  2. The next few days

    Your application

You fill in the brokerage's secure application and upload your documents there. Nothing financial goes through email or this website.

Your part: Gather your ID, income documents and down payment statements.

  3. Once I have your file

    I shop it

I take your file to the lenders that fit your situation and compare what comes back: rate, term, penalties and fine print.

Your part: Nothing. This part's on me.

  4. Before you shop

    Pre-approval

You get a pre-approval with your budget in writing. It isn't a final approval, but it tells you what to look at.

Your part: Go house hunting with your realtor.

  5. Offer accepted

    The mortgage approval

I send the property to the lender, order the appraisal if they need one and work through their conditions.

Your part: Send anything the lender asks for, quickly. Keep your job and don't take on new debt.

  6. Subjects off

    Lawyer or notary

Your lawyer or notary gets the mortgage instructions and sets up the signing. I stay in touch with them and your realtor.

Your part: Sign at the lawyer's office and bring your down payment and closing costs.

  7. Closing day

    Keys

The lender sends the money, the sale registers and your realtor hands you the keys.

    Your part: Move in.

  8. Every year after

I keep an eye on it

A yearly check-in, and a heads-up well before your renewal, so you've got time to compare before you sign.

Your part: Answer the phone when I call.

Ready for step one?

It's a 15-minute call. You'll know more after it than you do now.
