Privacy policy

Last updated: November 3, 2026

This policy explains what personal information this website collects, why, who helps process it, and how to reach the person responsible for it. It's written with BC's Personal Information Protection Act (PIPA) in mind, and Canada's Personal Information Protection and Electronic Documents Act (PIPEDA) where it applies.

Who's responsible

Ryan Grafton, Mortgage Broker, operating under MA Mortgage Architects Inc..

Questions about your information: email me at ryan@ryangrafton.com or call 250-231-3253.

What this site collects

When you use a form: your name, email, phone number (optional), what you need, your timeline, how you heard about me and, for realtors, your brokerage and the towns you work in. If you tick the consent box, the date, time, form and page where you gave consent.

What it never asks for: income, SIN, credit information, account numbers or ID. Mortgage applications go through the brokerage's secure application (Velocity by Newton), which has its own privacy terms.

When you browse: the site doesn't run analytics. The host keeps standard web request data (like any website) to deliver pages and keep the site secure. Calendly and the spam check may set their own cookies. If you say yes to the cookie question, a Meta Pixel cookie measures which ads bring people to the site. If you say no, it never loads.

Calculators: everything you type into a calculator stays in your browser. It isn't sent to me.

Why

  • To reply to your message and help with your mortgage question
  • To send you the guide you asked for
  • To send mortgage tips and updates, only if you ticked the consent box
  • To understand which ads are useful (the Meta Pixel, only with your yes)

The tools that process it

| Tool | What it does | What it sees | |---|---|---| | Netlify | Hosts the website | Standard web request data | | Attio | Relationship CRM where inquiries are recorded | Contact details and what you asked about | | Resend | Sends me an email when a form is submitted | The form contents | | MailerLite | Sends the guide and, with consent, email updates | Name and email | | Calendly | Books calls | What you enter when booking | | Cloudflare Turnstile | Spam protection on forms | Technical signals to tell people from bots | | Meta (Pixel and Conversions API) | Ad measurement, only if you agree | Page visits and, for form submissions, a scrambled (hashed) email |

Some of these companies store information outside Canada, including in the United States, where it may be subject to local laws. I can tell you more.

Consent and your choices

  • You can unsubscribe from emails any time with the link in every message, or by emailing me. It's honoured within 10 business days.
  • You can change your cookie choice any time with the Cookie settings link in the footer.
  • You can ask what information I hold about you, ask me to correct it, or withdraw consent, subject to legal and regulatory record-keeping duties.

How long it's kept

Inquiries that don't go further are deleted once they're no longer needed. If information was used to make a decision about you, it's kept at least one year after that decision, as PIPA requires, and longer where other rules require it (including FINTRAC and BCFSA record-keeping). Client file records follow the brokerage's retention rules.

Security

The site runs over HTTPS. Form submissions go straight to the tools above. Access is limited to me and, where required, the brokerage.
