Mortgages in Nelson

Nelson sits on the West Arm of Kootenay Lake, with heritage homes climbing the hill above Baker Street. Character homes and a big share of renters give buying here its own questions.

Living here

What's it like?

A bigger share of Nelson households rent than in the other towns here, and there are a lot of older character homes.

Above $500,000 the minimum down payment goes up, so the down payment math matters here.

What I'd watch for

Buying in Nelson: the details

  • Heritage and older homes

Character homes can raise insurance questions about wiring, heating and foundations. Get your insurance quote before your subjects come off.

  • Down payment above $500,000

The minimum is 5% on the first $500,000 and 10% on the rest. At $600,000 that's $35,000, not $30,000.

Questions

Asked about Nelson

Is 5% down enough in Nelson?

On homes up to $500,000, yes. Above that you need 10% on the part over $500,000. The CMHC calculator shows your exact minimum.

Can my family help with the down payment?

Yes. A gift from immediate family is fine as long as it doesn't have to be paid back. Lenders want a signed gift letter and want to see the money in your account before closing.

Can I buy with a friend or partner?

Yes. Both incomes count, and so do both sets of debts. Put a co-ownership agreement in writing with a lawyer before you buy.
